When comparing a new build with a resale home on the Costa Blanca, it’s easy to come across broad statistics and give them more weight than they deserve. On 26 October, the INE published provisional figures for home sales registered in August 2026: in Spain, there were 49,319 homes, a 3.4% increase versus August 2025. The breakdown by property type helps put the market into context, but it won’t choose a house for you.
How many were new builds or resales
Of these registered transactions, 10,521 were new properties (21.3%) and 38,798 were resales (78.7%). Compared to the same month last year, the number of new build sales grew by 4.9% and resale sales by 3.0%. These figures are counts of transactions—not average prices or a sign of which type of property is better suited for each buyer.
The INE also shows a 5.7% year-on-year increase in registered home sales in the Valencian Community. This percentage covers the whole region: it doesn’t give details for Alicante, Torrevieja, Orihuela Costa, or any specific development. Also, the month referenced is when the sale was registered; the deed may have been signed earlier. The 2026 figures are provisional and subject to revision.
How to use the figure when comparing two real homes
More resale transactions do not mean a resale property is always the best option, nor that new builds are scarce where you’re looking. To make a calm decision, prepare a comparison based on the actual homes:
- Compare location, usable area, orientation, condition, accessibility, and nearby amenities according to how you plan to use the property.
- In a resale home, inspect its physical state, check the available documentation, and consider any work you might need before setting your total budget.
- For new builds, review what is included in the price, the state of the development, its documents, and the expected delivery date for that sale.
- Ask for a breakdown of taxes, fees, and financing for each alternative; a nationwide sales figure is no substitute for your budget or specific banking offer.
