Home sales in July 2026: What the INE says and how to interpret it on the Costa Blanca

Registered home sales fell in Spain in July. We explain what the INE measures, what it shows for the Valencian Community, and how to use the data without jumping to conclusions about your property.

On September 25, the INE published provisional data on registered home sales for July 2026. Across Spain, there were 61,417 transactions, a 5.1% decrease compared to July 2025. The Valencian Community showed an annual variation of −8.6%. These figures are useful for perspective, but they alone do not fully describe the market on a particular street in Torrevieja or in a development in Orihuela Costa.

What this statistic really measures

The statistic counts transfers registered at the land registry. The deeds may have been signed before the month of registration. For this reason, the July data does not include all purchase decisions made in that month. It also does not measure sale prices, the time it takes for a home to find a buyer, or the specific demand in each area.

According to the same report, 78.4% of the homes sold and registered in Spain were resale properties, and 21.6% were new builds. The annual comparison is provisional, and the INE notes that they will revise the 2026 data. It's best to review the trend over several months and together with other indicators before drawing conclusions.

What it means for those looking to buy or sell here

A drop in the number of transactions does not mean that all homes have decreased in price. In the southern Costa Blanca, location, condition, maintenance costs, documentation, and asking price remain decisive for each property. A regional average does not replace a comparison between truly similar homes in the same area.
