The penthouse is the home with the most fans and most legends on the market: For some it is the final prize; for others, an expensive oven with leaks. As almost always, the truth is in the details. These are the advantages and disadvantages of living in an attic really, and the checks to choose the right one.

The advantages (that explain the price premium)

Light and views: no one covers you; on the coast, A penthouse with unobstructed or sea views is one of the few products for which the buyer pays extra without haggling. The terrace: real exterior meters - summer dining room, plant corner, even jacuzzi—which in practice function as just another room for much of the year in the climate of Alicante. Privacy and silence: no neighbors above, less staircase noise. Revaluation: scarcity rules — there are few penthouses per building, and the good ones rotate little and sell quickly.

The disadvantages (and how they are mitigated)

heat and cold: the top floor receives the roof; A poorly insulated attic spends more on air conditioning. Mitigation: check roof insulation, awnings and carpentry — and look at the energy certificate, not just the views. Leaks and cover: roof maintenance is usually the responsibility of the community, but it is advisable to check records and status before purchasing. The price premium: you pay more per meter; you recover when selling, but it should fit your budget. Elevator dependency: in old buildings, a penthouse without elevator (or with a small one) loses much of its grace — and its future liquidity. Large terraces = maintenance: waterproofing, clean drains and some seasonal work.

The checklist before buying a penthouse

Terrace orientation (the afternoon sunset is enjoyed; the full south in summer is suffered without awnings), condition and age of the roof and waterproofing, community minutes (recurring leaks come out there), insulation and energy letter, elevator and its size, and if the terrace is for private or common use - it is not the same for the purposes of works and liability.

Is it for you?

If you value light, own exterior and silence, and your budget absorbs the premium, the penthouse is hard to beat — especially on the coast, where the terrace multiplies its real use. If your priority is interior meters per euro, Also look at high floors with good orientation: you take the 80% of light without the premium 100%.
